ABOUT THE FIRM

Georgia Real Estate Closing Attorney

Georgia is an attorney-closing state. A licensed Georgia attorney has to conduct and supervise every residential closing, so the attorney’s work runs through the whole deal: the contract, the title, the closing documents, and the money.

Mehran Law handles residential closings for buyers, sellers, real estate agents, and lenders. Attorney Monir Mehran supervises each file, from contract review and the title search to the deed, the settlement statement, and the final disbursement of funds.

You’ll know who is handling your file, what is still open, and what you need to bring on closing day.

WHO THE FIRM WORKS WITH

Closing Help for Agents, Buyers, Sellers & Homeowners

Every closing runs through the same attorney-led process. Here’s how it works for your side of the transaction.

For Real Estate Agents

Add Mehran Law to your preferred closing attorney list. You get status updates without chasing them, and your clients get an attorney who explains each document before they sign.

For Home Buyers & Sellers

A home purchase or sale is one of the largest transactions most people make. As the closing attorney on your home closing, the firm walks you through every document at the closing table, so you know what you’re signing.

Refinance & Mortgage Closings

A refinance or mortgage closing in Georgia still needs an attorney at the table. The firm works with your lender on the title update, the payoff of your current loan, and the new loan documents, and sets the signing at a time that works for you.

Deed Preparation

Need to add someone to a deed or move property to a family member? The firm prepares Georgia deeds and records them with the Clerk of Superior Court in the county where the property sits.

HOW IT WORKS

The Closing Process, Step by Step

Four steps from a signed contract to the keys.

1. Contract Review & File Opening

Send over the signed purchase agreement. The office opens your file and orders the title search right away.

2. Title Search & Clearance

The search shows liens, open loans, and gaps in ownership. Anything that would block the closing gets worked on before closing day.

3. Closing Preparation

The deed and settlement statement are prepared, and the lender's documents and funding instructions are lined up.

4. Closing Day

You sign, funds are disbursed through the attorney's escrow account, and the deed goes to the county for recording.

CLOSING COSTS

What Does a Closing Attorney Cost in Georgia?

The attorney’s fee is one part of your closing costs. The total depends on the type of transaction, the loan, the title insurance policy, and county recording fees. Lender fees, title insurance premiums, and transfer taxes are separate from the attorney’s fee.

You can ask the office about the attorney’s fee for your transaction before you open a file. If you’re financing, your lender also sends a Closing Disclosure at least three business days before closing, so you can review every cost line by line.

Protect Your Closing Funds

Wire fraud is common in real estate. Before you send any money, call the office at (470) 688-1400 to confirm the wiring instructions.

Don’t rely on instructions that arrive only by email, especially if they changed at the last minute.

FAQ

Georgia Real Estate Closing FAQs

Yes. Georgia is an attorney-closing state, so a licensed Georgia attorney must conduct and supervise residential real estate closings.

In many financed purchases, the closing attorney is engaged to protect the lender’s interests in the transaction. Buyers and sellers can hire their own attorney for separate advice. Ask at the start who the firm represents in your deal, and the office will explain it.

The closing attorney reviews the contract, runs the title search, works to clear title problems, prepares the deed and settlement statement, coordinates with the lender and agents, supervises the signing, and disburses the funds.

It depends on the type of transaction, the loan, and what the title search turns up. Use the contact form on this page or call (470) 688-1400 to ask about the fee for your transaction. Title insurance, lender fees, and recording fees are separate from the attorney’s fee.

Many financed purchases close 30 to 45 days after the contract is signed. Cash purchases and refinances can move faster. Title problems or lender delays can stretch the timeline, and the office will tell you as soon as one comes up.

Bring a valid government-issued photo ID for each person signing, and send your closing funds the way your closing instructions describe. If anyone is signing under a power of attorney, send that document to the office ahead of time.
