HOW IT WORKS
The Closing Process, Step by Step
Four steps from a signed contract to the keys.
1. Contract Review & File Opening
Send over the signed purchase agreement. The office opens your file and orders the title search right away.
2. Title Search & Clearance
The search shows liens, open loans, and gaps in ownership. Anything that would block the closing gets worked on before closing day.
3. Closing Preparation
The deed and settlement statement are prepared, and the lender's documents and funding instructions are lined up.
4. Closing Day
You sign, funds are disbursed through the attorney's escrow account, and the deed goes to the county for recording.
CLOSING COSTS
What Does a Closing Attorney Cost in Georgia?
The attorney’s fee is one part of your closing costs. The total depends on the type of transaction, the loan, the title insurance policy, and county recording fees. Lender fees, title insurance premiums, and transfer taxes are separate from the attorney’s fee.
You can ask the office about the attorney’s fee for your transaction before you open a file. If you’re financing, your lender also sends a Closing Disclosure at least three business days before closing, so you can review every cost line by line.
Protect Your Closing Funds
Wire fraud is common in real estate. Before you send any money, call the office at (470) 688-1400 to confirm the wiring instructions.
Don’t rely on instructions that arrive only by email, especially if they changed at the last minute.

FAQ
Georgia Real Estate Closing FAQs
Do I need a closing attorney to buy or sell a house in Georgia?
Yes. Georgia is an attorney-closing state, so a licensed Georgia attorney must conduct and supervise residential real estate closings.
Who does the closing attorney represent?
In many financed purchases, the closing attorney is engaged to protect the lender’s interests in the transaction. Buyers and sellers can hire their own attorney for separate advice. Ask at the start who the firm represents in your deal, and the office will explain it.
What does a real estate closing lawyer do?
The closing attorney reviews the contract, runs the title search, works to clear title problems, prepares the deed and settlement statement, coordinates with the lender and agents, supervises the signing, and disburses the funds.
How much are closing attorney fees in Georgia?
It depends on the type of transaction, the loan, and what the title search turns up. Use the contact form on this page or call (470) 688-1400 to ask about the fee for your transaction. Title insurance, lender fees, and recording fees are separate from the attorney’s fee.
How long does a residential closing take in Georgia?
Many financed purchases close 30 to 45 days after the contract is signed. Cash purchases and refinances can move faster. Title problems or lender delays can stretch the timeline, and the office will tell you as soon as one comes up.
What should I bring to closing?
Bring a valid government-issued photo ID for each person signing, and send your closing funds the way your closing instructions describe. If anyone is signing under a power of attorney, send that document to the office ahead of time.
Does the firm handle refinances and FSBO closings?
Yes. The firm handles refinance closings and for sale by owner (FSBO) transactions in Georgia, along with standard purchases and sales.
Can the firm prepare a quitclaim deed?
Yes. The firm prepares Georgia quitclaim and warranty deeds, including deeds that add or remove a name on title, and records them with the county.
What areas does the firm serve?
The firm handles residential closings across Georgia, including Atlanta and Fulton, DeKalb, Gwinnett, and Cobb counties.
What real estate matters does the firm not handle?
This practice covers residential closings and deeds. The firm does not take landlord-tenant cases, HOA disputes, commercial real estate, or property litigation.
Have a Contract? Schedule Your Closing.
Buyers, sellers, agents, and lenders can open a file by phone or through the contact form. Agents: send the signed contract over and the office takes it from there.
